We provide the following refurbishment project management service:

Design Consultancy

We will help you to optimise the layout of the property to maximise rental income whilst maintaining desirability and therefore lettings ability. We’ll measure the property where we do not have sufficient floor plans/room sizes and will commission professional CAD drawings to assist in layout design optimisation.


Tendering & Value Engineering

We will work with a building surveyor to create a schedule of works outlining all works to be undertaken, which we will then tender. We will analyse the tender returns for best value (not just go with the cheapest) and we will also value engineer the scheme, which means making changes to save money but retain build quality, look and feel and desirability of the property from a rental perspective. (For example, can windows and doors be retained and renewed, rather than replaced).


Project Management

We undertake full day-to-day management and liaison with all main contractors, sub-contractors and consultants (asbestos, building surveyor, building control etc), including conducting health and safety audits to ensure best practice is being adhered to at all times.

Management of Waste Removal

We manage all waste contractors, including standard waste and both licensed and non-licensed asbestos removal.


Financial Management and Progress Reporting

We manage all valuations, payments and invoice processing. You pay us in four or five tranches and we deal with all weekly/fortnightly/ad-hoc payments. Fully open-book so you can see every transaction we make to the supply chain.



We carry full public liability insurance and check the insurances for all main contractors and sub-contractors.


Dedicated Project Team

You will get a dedicated Project Manager and Project Director to run and oversee project delivery, cost control and health and safety.


Certification and Handover

We will snag the refurb, liaise with building control to obtain building control sign-off, negotiate final accounts with contractors, manage the guarantee/defect period and handover the project to the interior design consultant for furnishings
